Communal areas in the WWS
For non-self-contained housing, shared use of communal areas, such as a shared kitchen, shower, or living room, generates its own surcharge of points on top of the room's base valuation.
For rooms in non-self-contained housing, not only is the room itself valued, but also the shared use of communal areas such as a shared kitchen, a shared shower or toilet, or a communal living room. This shared use earns a separate, additional surcharge of points for the room's tenant.
The size of this surcharge depends, among other things, on which facilities are shared and on the number of people using those same communal areas. The more residents share a facility, the differently the points contribution per room can be divided.
This component is fundamentally different from valuing a kitchen or sanitary facilities in a self-contained home: in a self-contained home, the own kitchen or own sanitary facilities are valued directly, whereas in non-self-contained housing, shared use of such facilities is processed through this separate surcharge.
For an accurate count for a room, it is therefore essential to be clear about which spaces belong exclusively to the room and which spaces are shared with other tenants in the building, since this determines which set of rules applies.
