WOZ value in the WWS
A home's WOZ value (official property valuation) generates its own points within the WWS, calculated using both the total value and the value per square metre, and is subject to a cap of 33% of the remaining points when the total reaches the 187-point threshold.
The WOZ value (under the Dutch Valuation of Immovable Property Act) of a home is used to calculate a separate number of points within the points count. This calculation takes into account both the home's total WOZ value and the WOZ value per square metre of usable floor area, so that both the absolute value and the value relative to the home's size count.
Because a high WOZ value should not on its own lead without limit to a higher segment, a cap applies: as a rule, WOZ points may not exceed 33% of the remaining points combined, specifically in situations where the total reaches or would cross the 187-point threshold. When that cap applies, the total can in practice be brought down to a minimum of 186 points.
If no (recent) WOZ valuation notice is available or the value is unknown, the calculation can fall back on a set minimum value as a starting point, rather than omitting this component of the points count entirely.
A municipal WOZ valuation notice is the key piece of evidence for this component of the count. Keep this notice carefully and check that the value and reference date stated in it match the value used in the points count.
Checklist
- Calculated from both the total WOZ value and the value per square metre
- WOZ cap: generally no more than 33% of remaining points when the total nears 187 points
- A set minimum value can apply if no current WOZ value is available
- The municipal WOZ valuation notice is the key supporting document
- Check the reference date and value in the notice against the input used
