The WWS point count is a sum of, among other things, surface area, facilities, the WOZ value (with a maximum, the so-called WOZ cap) and the energy label. Only the sum of all these components determines which segment the home falls into: social rent, mid-range rent or the free sector. A label improvement can therefore just tip the balance, but never works independently of the other characteristics.

How the components come together
The point system awards points for, among other things, the surface area of rooms, the quality of the kitchen and bathroom, heating, outdoor space and the WOZ value of the home. For the WOZ value, a maximum number of points applies, the WOZ cap, so a very high WOZ value does not yield unlimited extra points.
Since the revision, the energy label counts more heavily than before: good labels yield considerably more points, poor labels result in a deduction. Because all components are added together, the energy label can determine whether a home ends up just below or just above a segment threshold.
Why this is relevant for your rental strategy
A home with a high WOZ value but a poor energy label may, due to the label deduction points, still end up in a lower rental segment than the WOZ value alone would suggest. Conversely, a label improvement can push a home just over the threshold from social rent to mid-range rent, or from mid-range rent to the free sector.
If in doubt, therefore have a full WWS point count drawn up that takes all components into account, rather than looking only at the energy label or only at the WOZ value. Only the combination gives a reliable picture of the rental segment and the maximum rent.
- The WOZ value counts up to a maximum (the WOZ cap), not unlimited.
- Since the revision, the energy label counts more heavily, both positively and negatively.
- Only the sum of all WWS components determines the final rental segment.
