For private investors, portfolios and managers
Private investors can substantiate one or several dwellings before letting. Professional investors can compare property-level data across a portfolio. Owners’ associations and managers can coordinate surveys and documentation; the assessment remains specific to each dwelling.
Combining energy label, measurement and points
Energy Label + Points Assessment combines all three in one survey from €300 excl. VAT, including NEN 2580/BBMI. WWS Advice also includes advice. A standalone points assessment from €220 excl. VAT includes BBMI reporting without a new label. Use the package matching the evidence and advice you need; no fixed saving is promised.

Verified WWSO rules 2026 — room rentals
| Component | Valuation |
|---|---|
| Private room | 1 point per m² |
| Shared room | 1 × m² / entitled rooms |
| Energy label B | 0.50 × qualifying room m² |
| Energy label C | 0.35 × qualifying room m² |
| 60 room points | €611.28 / month |
| 66 room points | €642.97 / month |
2026 rules. Base rent only, excluding service charges. Self-contained housing unless explicitly stated otherwise.
Worked example — fictional dwelling
A fictional room has 20 m² of private room area and a shared 20 m² living room for four rooms: qualifying area 20 + 20 / 4 = 25 m². Label C earns 25 × 0.35 = 8.75 energy points; B earns 25 × 0.50 = 12.50 points.
What can improvements deliver?
At 40 m² of qualifying room area, C to B adds (0.50 − 0.35) × 40 = 6 WWSO points. If a fictional room moves from 60 to 66 points with other components unchanged, its base-rent ceiling changes from €611.28 to €642.97 per month. Existing rent does not increase automatically.
