Request an energy label for your rental home

A registered energy label records your rental home’s energy performance. A valid label is generally required when letting a home; its class also contributes to WWS points. RentalPoints provides an on-site survey and the official label from €200 excl. VAT.

What is an NTA 8800 energy label?

NTA 8800 is the Dutch method for determining a building’s energy performance. The adviser records insulation, glazing, heating, ventilation and renewable generation. The label uses standardised occupancy assumptions: it does not predict an individual tenant’s energy bill.

Who can issue the label?

A qualified energy-performance adviser works under a certified company and registers the label in EP-online. A self-assessment or calculator result is not an official energy label. Check the registration and expiry date, even if you already hold a label report.

Basic survey, detailed survey and tailored advice

A basic survey collects the data needed for an existing building. A detailed survey uses more detailed evidence; it is not the same as tailored advice. Tailored advice investigates measures and scenarios for your particular home. A label records existing performance; advice supports improvement decisions.

Energy label and WWS points: 2026 table

General energy-performance table for self-contained homes with a label issued from 1 January 2021. Single-family and multi-family homes receive different points. The label alone does not determine the maximum rent: all rubrics and the rules applicable to the contract matter.

An energy index issued before 2021 uses a different table. Without a valid label or index the construction year determines the energy points. Listed national, provincial and municipal monuments do not receive negative energy points for E, F or G. Confirm the label date and monument status using the official policy book. Room rentals use the separate WWSO rules.

Fictitious example: an apartment improves from F to B

An apartment of at least 40 m² with no monument status improves from F (−9) to B (30): a gain of 39 energy points. Assume 110 other points, unchanged and without a WOZ-cap effect: the total rises from 101 to 140. In the January 2026 table this corresponds to € 644,53 versus € 912,26 monthly basic rent. This is not a client case or permission to increase an existing rent.

Label D in 2029: check the legal status

On 10 July 2026 the government submitted a draft decree to both Houses of Parliament: rental homes with labels E, F or G would need at least label D by 1 January 2029. The source describes parliamentary scrutiny followed by Council of State advice; this is proposed legislation, not a final obligation confirmed by us. Check the final decree, exceptions and commencement before investing.

Validity: 10 years, not an automatic update after renovation

An energy label is valid for 10 years from the survey date; EP-online records the expiry date. Insulation or a new installation does not automatically change the registered label. After relevant improvements, consider a new survey and registration. An expired label cannot be supplied as a valid label when entering a new letting.

Frequently asked questions

Is an energy label required when letting?

A valid registered label is generally required when letting. Statutory exceptions exist; check whether your property qualifies.

How long is an energy label valid?

An energy label is valid for 10 years from the survey date; EP-online records the expiry date. Check the expiry date in EP-online.

What does a rental-home energy label cost?

Our residential rates start at €200 excl. VAT for a studio. Property type and area determine the price; the quote is final.

How many WWS points does label B earn?

In the general self-contained housing table, B earns 34 points for a single-family home and 30 for a multi-family home. Special rules can differ.

Can I immediately increase rent after improving the label?

No. Additional WWS points do not automatically permit an increase for an existing tenant. The contract, rental segment and statutory increase rules still apply.

Can a label be issued without an on-site survey?

RentalPoints provides an on-site survey by a certified adviser. An online estimate is not a registered NTA 8800 label.

Is tailored advice the same as an energy label?

No. The label records current energy performance; tailored advice investigates improvements for your home.

Will every rental home need label D from 2029?

We do not present this as an already applicable universal duty without a confirmed final decision. Check the status, exceptions and date with the Dutch government.

Can I combine a label, points assessment and measurement report?

Yes. Our combined package from €300 excl. VAT includes the energy label, WWS points assessment and NEN 2580/BBMI measurement report.

When will I receive my report?

Within 5 working days after a complete on-site survey and file. We agree the schedule with you.
