Worked example — fictional dwelling
A fictional qualifying new dwelling with 160 points has a table ceiling of €1,049.57. A 10% uplift makes this €1,154.53 per month; it remains at 160 points.
What can improvements deliver?
Moving an apartment from C to B adds 15 points. For a fictional qualifying new dwelling moving from 150 to 165 points, the base ceiling changes from €980.91 to €1,083.88; with the 10% uplift, from €1,079.00 to €1,192.27. A new tenant does not restart the 20-year period. With all other components unchanged, a hypothetical dwelling moves from 150 to 165 points: the January 2026 base-rent ceiling changes from €980.91 to €1,083.88 per month. This is potential headroom, not permission to increase an existing rent. Contract dates, the WOZ cap, defects and legal exceptions must be checked separately.
