Energy label expired: consequences for the rent

By Renewable Partners B.V. · Published and updated:

A residential energy label is valid for 10 years. If the label has expired or is not registered, the WWS energy points are based on the construction year. That often yields fewer points than a current, good label and can lower the maximum rent.

What happens after expiry

The assessment uses a valid, registered label. Without one, a separate allocation based on the construction year applies. For an older home that has been made more sustainable this is often unfavourable: the improvements are not valued.

A valid energy label is also legally required when letting or selling.

Worked example (fictitious)

A fictitious flat had label B (30 energy points). The label expires and the assessment falls back on the construction year. If that year yields fewer points, the total may drop below a segment threshold and the maximum rent falls.

A new label after a survey restores the energy points to the level of the actual label.
