Points assessment when splitting a home

By Renewable Partners B.V. · Published and updated:

After splitting a home, each new unit gets its own WWS assessment with its own floor area, facilities, energy label and WOZ value. Whether a unit is self-contained depends on its own entrance, kitchen and toilet. Splitting usually also requires a municipal permit.

What changes

Each unit is valued separately. Shared spaces, such as a common stairwell, do not count as a room of one home. A unit without its own kitchen or toilet is non-self-contained housing and the room-rental points system applies.

Each self-contained unit needs its own energy label for the energy points. Without a valid label, the assessment falls back on the construction year.

Worked example (fictitious)

A fictitious building with 110 m² of rooms is split into two flats of 52 m² room area each; 6 m² becomes a shared hall. Area: 110 points before splitting; 52 + 52 = 104 points after.

Each flat also needs its own kitchen and bathroom, and WOZ and label are set per unit. The total rent may rise or fall depending on the investment and the segment thresholds per unit.

What this means for you

Make an indicative assessment per unit before splitting and check with your municipality which permit is needed. Many municipalities have their own rules for splitting and room rental.
