Yes. A private balcony, roof terrace or garden earns 2 points plus 0.35 points per m² in the WWS. All outdoor space together is capped at 15 points. A home with no outdoor space at all receives a 5-point deduction.

How the points are calculated
The 2-point base applies once for private outdoor space; on top of that each m² counts for 0.35 points. A Juliet balcony without a walkable floor is not outdoor space in this sense; the policy manual sets the requirements.
Worked example (fictitious)
A fictitious flat has an 8 m² balcony: 2 + 0.35 × 8 = 4.8 points. Without a balcony and without shared outdoor space it would be −5 points: a difference of 9.8 points.
A 40 m² roof terrace would give 2 + 0.35 × 40 = 16 points, but is capped at 15.
What this means for you
Adding a balcony can earn relatively many points for homes without outdoor space. Check permit requirements and owners’ association rules.
