By Renewable Partners B.V. · Published and updated:

A shared garden counts for 0.75 points per m² in the WWS, divided by the number of addresses entitled to use it. If the flat also has a private balcony, add 2 points plus 0.35 points per m². Outdoor space is capped at 15 points in total.

How shared outdoor space counts

The policy manual distinguishes private outdoor space (2 points plus 0.35 points per m²) and shared outdoor space (0.75 points per m², divided over the entitled addresses). A home with no outdoor space at all receives a 5-point deduction.

What matters is who has a right of use under the lease, deed of division or regulations, not who uses the garden in practice.

Worked example (fictitious)

A fictitious flat shares an 80 m² garden with 8 addresses and has no private balcony: 0.75 × 80 ÷ 8 = 7.5 points.

If the same flat gains a private 5 m² balcony, add 2 + 0.35 × 5 = 3.75 points, totalling 11.25 points (below the 15-point cap).

  • Shared garden: 0.75 × m² ÷ addresses
  • Private balcony: 2 + 0.35 × m²
  • Outdoor space cap: 15 points
  • No outdoor space: −5 points

What this means for you

Record the number of entitled addresses and the exact garden area; an error in the divisor directly affects the points. For owners’ associations these details are often in the division regulations.
